i specifically refinanced my mortgage because my lender transferred my mortgage to a company
that offshores. Ironically, my NEW mortgage co. just transferred me back to the same company that offshores. I can't win.

Hi, this board is so helpful regarding so many different things, I thought I'd ask about my current dilema.  Just sold my home in SE New Mexico, moving to Albuquerque.  Obviously a site built home is the easiest one to get a mortgage for at low interest rates (I have excellent credit), but because of the cost I'm also looking at manufactured/mobile homes on their own land and in a park.  This is just for me and my dog, so I don't need anything large anyway. Does anyone have any advice regarding buying a modular/mobile home as I have never owned one before?  Thank you for any thoughts you might have regarding this.

Considering they have just gotten out of debt,
it is very accountable for them NOT to get back into it by donating responsibly.

Just curious as to where I stand, thought it would be interesting to find out what the average is in a forum like this.


school 3200 (in forebearance at the moment, original loan 6000 in 1994, three deferrmants)


car 6000  (1999 chevy, original 12,000, backwards on loan, brakes going fast).


credit cards 8400 (just paid 2000 to one, first priority to pay off, debt contributed by ex).


hospital 4000  (major operation, no insurance, total bill 10,000 in 2001, lived with parents almost a full year to pay off half).


Well, thats mine.  Please share yours.

If you are truly serious about getting out of debt....
I would really suggest getting your hands on a copy of "Total Money Makeover" by Dave Ramsey. It has changed the outlook of our family totally and we are on our way out of debt one "baby" step at a time - we've already paid 3 credit cards off and are going to be debt free (including our vehicles and our mortgage) in less than 5 years - credit card debt (to the tune of about $28,000) will be gone in another 17 months.  His method is working for us.  We tried debt consolidation by credit card and by "equity line of credit" but this only treated the symptoms and not the actual problem.  Hope this helps you if you're TRULY wanting out of debt.  It really motivates you as you go along, too !  Nice to write those zero balances off of our refrig !

I wasn't implying that you COULDN'T get approved, I was saying that your score would be higher with fewer open accounts, whether or not they were being used.
For most the mortgage/rent is the most expensive.

The Mortgage-Lifter Tomato

A few years ago, I heard the story behind this great garden vegetable and did order some mortgage-lifter seeds from a catalog.


In the 1960s, a gentleman developed/raised mortgage-lifter tomatoes, selling them off for $1.00 each and sold enough to pay off his $6,000 mortgage.  Thus, he named them mortgage-lifters.


Granted, it's too late in the year to start this enterprise now, but selling seedlings to gardeners is one way to earn some extra money. 


I live in a rural area and do plant a small vegetable garden every year.  I start tomatoes from seeds, and usually end up with more plants than I need.  Most people I know do purchase seedlings; they don't start out with seeds.  My son and I have decided that we will sell seedlings (more than just tomatoes) next spring at a weekly yard sale in our front yard.

Thanks for the input. It's not debt, as we
don't have anything besides a mortgage and one loan. It's just tracking the finances. I've been thinking about switching to a cash basis for everything instead of using checks or Quicken. It would speed the process up a lot by not having to balance the checkbook or enter everything into the computer. I already spent an hour this morning trying to balance the checkbook because somebody can't save receipts, write down amounts or use duplicates. I give up...
I also need debt help. Any advice.
because of slow work this winter in MTing, but now with a new job, maybe making more to finally get caught up, our mortgage company is threatening us.  I only owe 1700 over but that is a lot when you don't have it.  This is not FHA loan.  Has anybody else been in this position and what did you do.

I have 18 months left on my 30 year mortgage, roughly 4K left.  If I don't pay my February 1st payment until March 2nd, is it likely they will demand the whole 4K immediately?  Just broke right now.

Just heard about this tactic this week. Most mortgages have been sold and resold and if you ask them to produce the original note you signed on the mortgage most of the time they can't and it will buy you some time. Do a search on it.

You'll get into more trouble if you bounce a $25 check. I have used one of those private agencies because my ex had moved out of state and once that happens, if the ex doesn't want to pay and moves around in jobs, you can pretty much forget about getting anything.

The private agency works a lot faster, but the contracts are very complicated and you are pretty much signing up for the life of the CS obligation; otherwise there has be nonpayment of CS for a year before you can end the contract. And yes they take a big chunk of money but at the time I thought it was better than getting nothing at all.

But in the end, once payments have been established, the private agency ends up filtering the payment through your local CSEA anyway.

I think your best bet is to use some kind of locator service and if you can get a good address provide that to your local CSEA.

I wish they had an "America's Most Wanted" for deadbeat dads/moms. It's amazing to me that it is seemingly so easy to stop paying, change jobs, and just not be found.
I also tried debt settlement and I am now also being sued.

I spoke to a bankrupty lawyer and he said absolutely go for Chapter 7 but I guess I just wanted to here from somebody else who has been there.  Thanks.


Try debt counseling first - if that does not work - sm
it will at least look good to the judge when you declare bankruptcy. I do not regret declaring bankruptcy at all - got a lot of pressure off of me when I needed it. I started all over, and now I am so much wiser so I don't get in that circumstance again. It doesn't take long to rebuild, either.
Desperately need debt consolidation help.
Can anyone recommend a reputable debt consolidation service that they have used to help successfully get them out of debt?  I just want to break down and cry, but we have to do something as our credit card debt/medical bills are through the roof and unmanagable due to tough times findings jobs, etc.  Thank you for any advice you can give.
I knew someone that did get in debt overnight due
to illness. The bills were higher than any loan would cover and they wanted their money then. In that particular case, BK was the only answer and this person got it in about 1 week before the new law took effect. The individual will be able to purchase a home I believe within 2 years and has already received offers for credit. That was under the old law.

The new law makes you take a course I believe 6 months before you can file. I believe you have to qualify if you want all your bills discharged and they make it harder to get that done, i.e. you have to make a certain income only and anything over that, you have to pay back over time and it is still BK.

With the new law, I would weigh it carefully. Not everyone has emergent medical illness which might necessitate taking this step and it is automatically assumed they mishandled their affairs. This person raised her children alone and just did not have extra money in the bank for bills totaling over $150K. In that case, she was warranted in filing.

that 10 years later I am still recovering from - was writing checks on charge accounts to pay mortgage - this was local and when I would go to her house to pick up and drop off tapes I was seeing boxes from QVC yet she said she wasn't getting paid.  Still angry.

As for me, I live and learn. Ever hear the phrase cut your losses. The more time you spend chasing down a bad debt the more loss you incur.
My personal goal is when my mortgage is paid off by half - just 125K to go!
Then I will cut back to part time and let hubby carry me. :-) He makes lots more than I do now anyway.

Five and counting
Because otherwise I might run out of work at the end of the pay period. My partner has 8. They are prioritized, so I work on my primary until it's empty, go to the next one, etc. Works for us.

It all depends where you get it as far as how much pain.  Make sure it is something you REALLY want for the rest of your life.  If you're getting a symbol, make sure you have the correct meaning.  Make sure the shop you go to is reputable and clean.

My FIL gave all his kids Kirby's for wedding presents and it's still going strong. Just have to have it in the shop once every few years, outlasted the kids and junk they didn't pick up before using it and now working on the grandkids..  Those things cost an arm and a leg these days, but it was free way back when.
how are you counting the lines?
If you are typing in Word use the Count feature. It shows char w/sp, char w/o sp, lines, blank lines. AND to clarify something - a lot of rad companies are NOT now paying per line but rather paying PER REPORT and cheap, awful rates. I just got a new Rad MT job but the majority of them out there want to pay crap per report rates. I won't take those - I am NOT typing a 40/50-line CT for $1.05-1.25. I have a per line rate on this new job and their avg report is 30-40 lines. My other 2 a/c's (one 30 MDs, other over 100) avgd about $1.90+ a report when you divided lines by # of reports.

Husband's first cousin - married last MAY. Very expensive wedding at 4-star hotel downtown. You'd think she'd have the manners to acknowledge her gifts. I still cannot believe this. I don't know if I'll ever get a note. I just asked the grandmother to find out if she RECEIVED it. I know it's sneaky but it was an expensive gift and I want to know.

I have Sylycount.  Go into the software under counting rules and there you can tell it what you need it to count.
Line counting

Hi,  I have a question regarding line counting.  I used to know an MT who said she charged by the virtual line and was wondering if anyone knows what that is and how it differs from an actual line.  Also, I was looking for a low cost/free line counting program that worked pretty well.  How do you define a line?  I charge for a 65 character line, is that what most of you do?  Thanks,

approximate # of lines? I am very curious. I am unable to see the # of lines I type daily using the system we use. I love the company I work for and trust them as the number of jobs and number of minutes are usually higher than what I come up with each pay period but would like to see how the number of lines calculate between the two of us. Thank you in advance.

Anyone use a line counting program given to you by your MTSO to track your line count.....and it ends up that the line count is different from there's?  Shouldn't the line counts be exact since the company issued their own program?


The program works with MS Word's count, and their reasoning is that Word counts differently on different computers.  Say what??? 


I've been a Transcriptionist for 14 years and this is a first.  I've worked for several MTSOs and my lines have always been the same.  Is MS Word that inaccurate on their counts on different computers?


Nope, 20+ and counting but
my DH drives an 18 wheeler and his hearing is not all that good.
Line counting
I work as an IC for a company. When I type my document I go into Tools and use the Word Count and divide by 55 (that's what my company pays by) giving me my line count.

However, when I get my paycheck it is considerably less than what I anticipated. Is the MS word count not adequate to go by?

DOes anyone feel it is necessary to have their own line counting program?
