Buying a house sm

I need some advice.

We're in the process of buying a home.  When we were searching today for quotes on a homeowners policy, we found out the home had $14,000 in water damage in 2003 and the insurance company (Farm Bureau) wouldn't insure it for us.  There was, however, one company who would insure it but for a really high premium.

We were supposed to close on the 25th.  I'm considering backing out of the deal because of this.  Would I be able to get my earnest money back since the seller didn't reveal in this in their disclosure?

Also, would you pay the higher premium and buy the house because maybe whatever caused the problem is fixed?

By the way, we haven't had the inspection yet.  It is to be done on Monday.

Help!!!

Buying a house on an MT's pay, stupid or daring?
Put a couple hundred down for earnest money today. Not sure if it was the "right" thing to do, but will sure "feel" good if I can pull it off! Any other single moms out there have their own home?
Not MT related, need house buying info..sm
Does anyone know what you can do when your credit score isn't high enough to get 100% financing on a home.  I qualify for 80% financing but don't have 36k for a down payment.  Frustrating!
REASON I'M TELLING them I'm buying house tomorrow

To answer post below, BF would love me to rent from him and stay here, but the idea is to get away from him,

I do not love him, he has a violent nature has wrecked things and has a history of wrecking things, is VERY short-tempered,

does not like my 16 y/o-has called her a bi**h-has said she needs to get off her fat a** and do something even though she babysits HIS kids so HE can do stuff, MAKES his supper when I'm working plus goes to school and does her homework.... He has said I should use the brain in my head and realize she needs to exercise and make her exercise more. Oh, and has called me a B**ch too, can't forget that part. Obviously is ALWAYS negative toward her, NEVER anything positive.

He whines and complains constantly. He complains and whines when dinner is not made. He complains over household chores not being done but of course he is unwilling to help because he is busy with work and this and that..and is TIRED! but whines when laundry isn't done etc, including his of course. He whines because he is so tired from work and so sore (he does construction). Doesn't matter that I went to bed a 3am and was up at 9 to take care of kids, etc, etc, have 3 PT jobs, etc etc.

He has a "do as I say but not what I do" motto with everything. He thinks he is the best looking, the best at EVERYTHING, the best in bed....OH Ya, that too. His ego is huge obviously. And of course, he says I could do worse. Oh Ya?

And obviously doesn't respect me. Sits on the couch with dirty clothes, walks on clean floors with dirty shoes, says bottoms aren't dirty, says back of his clothes aren't dirty...constantly does that...even had dirt clumps fall off his shoes and baby would pick them up wanting to eat them...that didn't even stop him. Doesn't pick up after himself, leaves garbage in kitchen with the basket 1 foot away and leaves wrappers...CANT stand that. I have 3 kids to pick up after, I don't need another that is 39 years old.

Okay, nuf' said about why I don't want to rent from BF? And I don't want to hear that it is a man thing and ALL men are like that cause I am sick of that excuse and ALL men AREN'T like that. I was not put on this earth to be a maid to someone who is supposed to love and care for me. Can't and won't do it.

Plus, got an email from supervisor at hospital today, she was wanting to know what hours I can work for fulltime. Looks like it may happen before the 1st of the year. Yeah!

Excuse me? Arrogant for buying a house for a family member that was sm
about to become homeless? I think not. You sound like my ungrateful, jealous sister in law who can't stand anyone else to succeed. You ought to be ashamed of yourself. They were unfortunate at the time and we bailed them out! Ask them, they will tell you where they would be had my husband and I not put our credit on the line for them.
I was married at 21, been happily married for 18 years now.
Have 2 teens, 16 and 13. Love my soul mate!
But once the deed is done...
The single mom takes on the brunt of the responsibility. It's not the kid's fault his mom made a mistake when picking his father. Sometimes it is the best thing for the children if the home was unsafe, etc.
Name on deed
Are you on the loan?  Are you prepared that is something happens, divorce, or death that you will have no equity in the house, no place to live and will probably have to move immediately?  So if you are paying anything towards the payment even with working and paying other bills, you are not entitled to anything should you split or he dies.   So be prepared for that.  But again, I could be wrong so I would definitely check with a lawyer but I would think that if your name was on the mortgage loan, then it would have to be on the deed and vice-a--versa if there is a mortage loan.   May I ask why you don't want to be on the deed????
Deed
But if you are on the deed with "right of survivorship" all of it goes to you and it does not have to go through propate.
contract to deed
Not sure but think it means the seller has to give 15 days notice in writing and able to prove default in payments and a date is set for closing shortly thereafter for settling the mortgage. If the buyer cannot come up with the financing to purchase from the seller, the seller by law is allowed to keep all monies paid thus far and the buyer's only recourse at the point is court.

I may be wrong but I think this is how it goes. Good luck.
Have you ever tried to do a good deed

and have it come back and slap you in the face?   I tried to do something, at a significant financial consequence to me, and now I'm the bad guy and I've got a complete stranger e-mailing me telling me everything I did wrong.  I know I should just blow it off, but I can't.  I trashed the e-mail and then deleted it from my trash and I don't store them on the server.  I didn't feel like I owed this person an explanation, but then I wanted to tell them nicely that they don't know the whole story and I made the best decision for all parties.

Good deed...
Certainly have - been there and back many times. I think everyone has, except for a few very self-absorbed people I am related to who have never lifted a finger to help anyone in their entire lives.

When I had to work through the emotions you are feeling now, I just let myself fantasize about what I would say to the people involved. It helped me work through the hresentment and hurt I felt, but I didn't do or say anything to another person that could have just made things worse.
doing a good deed
I can't believe you did all that for her and she didn't even thank you! She must be a piece of work. I cannot believe how she can be so selfish not to realize all the work and expense you went through for her. And to then keep it up by not wanting you at the baby shower? She is one sick person. God help her husband and future children esp. if she treats them like she treated you. YOU are the HERO in all of this; just remember that. I cannot believe how greedy and rude people are becoming any more. Scarier, they continue to multiply. Life is hard enough without having to deal with people like her. Drop her; she does not deserve your friendship at all. What is the matter with WalMart? It shouldn't matter where you got ANYTHING for the shower.
Put your name on the deed, just not the mortgage
talk to a good loan officer at a bank about the difference.
in deed (no message)

Sorry.. I meant DEED... I guess we are all a little
slippery with our fingers tonight.. "dead", "greatful"...
My response was to "deeply saddened". There are a lot of reasons to be sad in the world today; it's the thought that counts. To say that a company should never reduce their bonuses is unrealistic. It happens in all industries. My husband used to get a turkey at Thanksgiving -- now nothing. He also used to get a huge bonus at Christmas - last year he got laid off.
Home deed question. sm
Hubby and I are moving to a house. I have reservations about putting my name on deed, which I would care not to go into. Don't know if I'm giving away any rights or not to house.

Wonder what are pros and cons if I put name on deed versus if I do not. Any thoughts on this would be appreciated.
But they came here LEGALLY, and actually
WORSE like this particular group is doing. Ever driven down a street of apartments that has gone Mexican? It's TRASHED.
I would go after him legally sm
if I had to in order to get my money and have that report changed. That could very well affect you in the future. These doctors. The longer I do this the more I hate Western medicine.
Not much to offer, but legally I don't even
think his mother could get his $ before you, his wife. Something sounds fightable there. Sounds like your hubby has a lot of growing up to do. When a guy marries, he should lessen the relationship with his mom, and transfer his love, attention, devotion, loyalty to his wife. As long as his parents are willing participants, doesn't sound like you have much of a chance. I had been in a vaguely similar situation - my husband's controlling parents were ruining our marriage - they actually wanted us to divorce due to their own control issues. We separated, I moved to the other end of the state. My husband quickly followed, and once out of his parents' WEB, we were able to focus on our marriage, and he was able to see the negative influence of his parents. I'm sorry you're going thru this. PLEASE keep us posted!
Legally they have no right to ask you - just give
...
Legally they cannot pay below minimum
wage. Anyone making below that should check with their state government and make sure that if they do not make minimum wage that this is rectified. Even at the Q, they have to make up the difference to minimum wage.
Since when is it name-calling to call a bad deed? Let the scammer take YOUR lines and
see how you like it.

Cheating -- it's what people ARE not just what people do. It means they do not believe the rules apply to them and they ignore them for their own personal gain.

I could care less what you think if you're wanting to pat her on the back and say, "It's okay; we won't say anything ugly to you for your ugly actions." You go ahead and play Sunday School teacher. That's fine for you.

A cheat, a jerk, a scam artist, a THIEF. That's what a cherrypicker is, PERIOD.

Go on to Sunday School this morning...hope you feel better.
Not true. You CAN legally use ULD for transcription. There are several sm
options out there including Comcast, Vonage, AT&T Small Business Advantage and more. If you do your research and stop spouting without checking your facts, then people would not chase their tails after bad information.
two jobs in one company, is it legally possible? sm

is it possible to work in a company with two jobs at different shifts?  like for example, I work as a Transcriptionist in the surgery dept and then there's an opening for a different position in a different department.  can i apply for that job without jeopardizing the other?  Can they accept me if I applied for that job?  need advices.  thanks a lot!

Legally working at home

In some places it is still technically illegal to work at home.  If there is a strong union presence, that may be the case because they want to prevent non-unionized piecework jobs.  They equate it, rightly or wrongly, with sweatshop labor.

In some places, you will have to go before the town planning commission and notify all neighbors within a certain radius of what your business is, especially in terms of noise, smells and traffic.  In essence, you will be asking for a change in zoning.

If you live in a condo complex, check your covenants/bylaws to see if you can work at home.

So, yes, I would start with city hall if I lived in an incorporated area or with the county clerk if I lived in an unincorporated area.  It is different everywhere, and some places really haven't come into the electronic age.  Some of the laws still on the books belong more to 1907 than to 2007.

In my area, I don't remember the business license costing anything (although I suspect it did - I can't image the county not looking for money), but I remember I had to have a *doing business as* notice printed for 3 consecutive weeks in the local paper.  That wasn't expensive either - they had a set fee for it.

No he doesn't. Believe what you want, the truth will come out legally.
g
Cannot legally share - software pirating
No, the BOS is copyrighted intellectual property.  If you make copies to hand out for free, then that is software piracy (fancy digital way of saying stealing).  This is why Medquist Technical will want to verify that you have removed the download from your personal computer if you use one rather than one that belongs to Medquist and will be returned to them when you quit.  Medquist bought licenses to enable that so-called free download for employees.  By that I mean that just because the employees didn't pay for it does not mean that it was really free for the company.
if you made less than 600 dollars they don't legally have to claim it.
Just found that out also as last year my IC job only started in October and didn't make enough for taxes. This year will be different though. My employer said consider it free money. Can't argue with that. Checked with H&R Block and they confirmed it.
Betsy - used to be my name till I legally changed to Elizabeth.

Christina, I would not send voice files unless they legally
belong to you and are in your voice. It is against HIPAA regulations to share medical files. If the hospital or physician or company finds out, you would be held accountable if a patient's private information is given out to another party.
When people use last names for first names.
You can't tell what sex the person is, and it just sounds so pretentious and stupid.

Hunter, Tyler, Taylor, Cameron, Morgan, Parker, Porter.

Really soap-operaish and annoying.
Today is different and you cannot fight companies who LEGALLY can offshore work.
So all Americans refuse to buy goods, shop at stores, or work for companies who offshore.  That leaves a mess.  Do you realize a lot of American companies are actually owned by foreigners?  Get real and move into 2005.  You are going to spend a lot of time boycotting once you do the research.  I doubt you will be able to shop or work at all.
Not legally. In my state they can't give any meds, can hand the pill

bottle to the patient, but can't actually give them meds.

Maybe you are thinking of CRNA?

I'm already legally blind and I think all this staring at a screen is making them worse! sm

I'll look into these computer glasses you speak of.  Wearing glasses rather than contacts really did help.. I don't know how or why, but it did.  Maybe the combination of antiglare screen and antiglare lenses?

My monitor's screen is supposed to be antiglare, but I still am thinking one of the antiglare hook-ons might be helpful.  Only problem with that is I have an 'old fashioned' monitors (the kind that are huge and weigh a ton) and not one of the flat screens so not sure if I'll find one to fit.

Also they have to pay to set up new states
So they might not want to hire from states not set up in already.
Buying new
The MT company I work for supplies my computer but I have account on the side from my home computer. I had a computer "cracker" here last week for a serious problem and he suggested I go on line and get a Gateway. Does anyone have any input?
After buying car after car and never really sm
having one completely paid off, I finally got into leasing. I traded for a lease car and had it for 4 years. It was in great shape, inside and out at the end of lease period. I took pictures of the car from all angles to cover myself. Then I "traded" that for another lease, the car which I have now. The payments for lease cars are the same as if you were buying one on loan. The higher the down payment on the lease, the lower the payments are. The longer the lease period, the lesser the monthly payments but there is also the interest charge to consider.

At the end of the lease, though, you have the option of trading it for another car or buying it outright. I leased my current car, a mini SUV, for 4 years with payments of $300 per month, then ended up buying it for $7K at the end of the lease period. I essentially paid the same amount leasing and buying this car as if I had a loan on it. Leasing is not cheap, but you always have a new car. With leasing, you get no equity in the vehicle. If you are a person who wants a new car all the time, then leasing might be good for you. I like a new car all the time, too, but the monthly payments are too hard on my budget. Also with a lease you are required to keep up with the maintenance of the vehicle--more so than if you owned it outright. I don't quite understand your statement about "low payment because you only pay for the amount of money it would depreciate for the time you own it." You never own it, and the monthly payments aren't low.

I hope this helps. I haven't had my caffeine yet.
before buying one...

You should maybe rent one for the weekend, drive it around, and see how you like it. I had a rental when my son wrecked his truck, a Jeep Grand Cherokee Laredo.  I fell absolutely in love and my hubby got me one for Christmas!

Renting one for the weekend will give you a pretty good idea if you're gonna like it or not. I personally have never owned a convertible, but did drive one (my bosses wife's car) and it was ok, though not that great...good luck!

Not buying it...sm

I didn't graduate from CS or from either of the other 2 schools considered the BIG 3. I had a recruiter from MQ call me the very week I passed my course.  My instructor gave them my name after I graduated.

And if you look on MQs website under FAQ, it states that under certain circumstances, they will accept candidates with less than 1 year experience if they graduated from ONE of the MT schools MQ has a relationship with.

Sorry. Not buying it.
You must work for the folks who are pushing this fiasco. I can tell you from first hand experience. It indeed DOES take longer or as long (just to be fair) to edit as it does to type it.
You are so right about buying there
I bought several items this year off Etsy for my Christmas presents, flower pens, individual painted flower cups for the ladies I gave to, have bought soaps there before, lots of stuff. I really like Etsy, some really nice things.
I'm not buying it.
These are just some of the incidents some of my Canadian friends have gone through:
1. My GF's husband decided he was still a teenager and went snowboarding, tore up his knee and had a 6-month wait for an MRI.
2. Same GF her best friend had an abnormal mammo. 3 months to get an ultrasound.
3. Ex boyfriend's ex-wife broke her leg while they were skiing. They kept her on Morphine from Friday until Monday because no orthopedic doc was available to do the surg.
4. Another GF of mine was on a specific type of thyroid medication that was the only one that they found worked for her. Then they decided it was not a covered drug anymore and she could no longer get it in Canada.
5. Another GF's husband needed cardioversion waited over a month to get it, meanwhile he was in horrible shape, legs and ankles swollen.

I'm sorry this is not acceptable patient care. The latest estimate is $1.3 trillion dollars to re-structure our health care the way Obama wants it restructured. Everyone puts Bush down for his "agenda" on Iraq no matter what the consequences. This is "Obama's" agenda. This country does not need another $1.3 trillion debt for future generations to have to try to pay off. JMHO.
Indeed it does, as the letter clearly states
it was a DEP error
It clearly states in the message that they
regarding the status of the job.
document where the IRS states this please? nm
nn
she states below that she did try in the past sm
to bring on another IC but they were resistant to the idea.

She has already tried doing what you suggest, to no avail.

I have been in this situation as well, and while it is very true that we are, in essence, vendors to our clients, there are offices that are truly difficult to work with.

It is a good idea to consider taking an employee position in this case, I agree, but please know that she's already tried addressing the issue in the way you suggest. :-)
Some *states*. YIKES!
.
Working in 2 different states. sm

I know a MQMT who does this.  I don't know the particulars, but she's literally on opposite ends of the map at different times.  It seems to me that there should be no problem doing this.  Of course, time zones, etc. may vary, but things like that should be easily resolved.

Have fun, whatever you decide!

I'm sorry, is anybody buying this story? sm
part-time, 16,000 per pay period!!! Come on, I'm not buying this at all.
Buying local ....
Unfortunately, some of us don't live in areas that have a lot of choice. My town is tiny and we have a teensy WalMart that has items that (I really think this!) have been there waiting to be sold since the day it opened years ago! I buy from JC Penney's from a catalog outlet here in town (if they're open) or online, sometimes I shop in one of the larger neighboring cities. Frankly, unless I'm buying cotton or watermelon, it ain't happening here :-).

However, in defense of your statement, when I lived in a larger city and had variety (and choices!) I did shop in town more often than not. I miss those days LOL.
