if you've let him stay that long, but at least that would get him out. Check it out, because it would be horrible if he could turn around and sue you for unlawful eviction.

I would not care if it were the Pope himself not paying the rent. Unless you are advertising yourself as a charity, get yourself down to the courthouse and be prepared to serve your renters with eviction notices TODAY. This should have already been done! Why are you even still wasting your time with calling them? It is not too tough to avoid people these days with caller ID. You need to have been pounding on their doors months ago!

Ask more questions the next time you close on a house. I have closed on MANY houses and always knew within a few dollars how much I would need to bring to the table.
