As a landlord with rental property, tenants seem to "pay partial rent" or not pay at all sm
beginning around Nov or December (the holidays). Were they both laid off? Is there no income coming in? Even though I don't know the situation, I can guarantee you that the money was spent elsewhere and now they are paying the price. I'm sorry to have to say this.

My husband and I worked with a family on getting caught up and they were 2 months behind plus late fees (about 1,800) and it was right about this time last year. They had a great Christmas though!

I don't have an answer for you. I don't know if there is anyone who can help someone like your friend or my ex-tenants. Rent should be people's #1 priority and sadly, a lot of the times it just isn't.

I do not love fats and butter, never. South Georgia is about as southern as you can get. I do not want to clog my arteries and eat organic as much as I can. You cannot speak for everyone, only yourself.
I live in the south and here a few miles south of Atlanta
it is around 14 this morning. I had to go out but layered clothes, put on socks for a change, headgear and even gloves and have a really good coat with hood but fur on the inside so I was cozy. Supposedly even colder tomorrow.

They hired someone to do the vinyl and afterwards they were installing the new doorbells. Well, they could not figure them out and while I was working the doorbell was ringing constantly! I went down there and started to explain to them and they could not understand me, not a word. I then called the company myself (got the name off the truck) and threatened to call immigration and explained that if these people passed the citizenship test surely they'd know a couple of words of English. Within an hour they were gone and have not been back. It was funny watching them hightail it out of here from my window :) LOL

I was raised here and have no idea what you are talking about. Cannibal- that sounds like UGH to me, big time and the other porkchop with all those trimmings. Never ever darling. By the way, what part of the south? South Florida??
Well, it's hot. I live in south MS, so it's hot.

And humid.  But it's actually not as hot as some places up north! 


I think I maybe just had not eaten much in the last few days.  They don't let you give blood if you are anemic.  I have been turned down many times because of that.  I have to cut myself off of iced tea for a couple days then I'm usually okay to donate.  I am just typing, had a latte, drinking some tea now, will eat some stuff in a while.  Maybe I am tired, too, it's been a tad stressful around here recently.  Maybe I will sleep tonight!  That would be different.  I should probably think about re-establishing my relationship with my Dr. since I finally do have ins. now.

Parents were letting their kids walk to school in shorts!!! I won't even let mine walk to school with a coat, jacket, scarf and gloves in 30 degree weather!! I guess they don't mind paying the doctor bills for when they get sick...

I live in the south. Her accent sounds really put on and fake to me, BUT
I actually do think she is a neat lady. No, I do not eat the types of things she cooks. Brother, none of it is one bit healthy! Fried everything and pounds of butter in everything. Yes, it tastes great I am sure, but who can afford those calories on a regular basis?
I am in a biracial marriage, not thick skinned, live in the deep south, have
a mixed daughter who is 32 years old and she told me going to school she had the best of both worlds. Live in a very nice mixed neighborhood, just don’t know where this person lives who has to be thick skinned. Has never happened to me.

See, 1 person asked if we ate all that stuff. Guess next will be asked if we marry our first cousins or run moonshine! I probably would make myself sick even thinking about putting gobs of butter on everything- apparently she loves it but I would bet her arteries are clogged to the hilt. Our food either baked, stir-fried, sauted (spelling?), broiled and the like - I never use butter in my day to day foods. I know of no restaurant around in my part of town that comes close to serving food like she talks about, that is all the fried everything and gobs of the yellow stuff.

Mississippi. We rarely have snow so I can't relate, but I think the snow is beautiful though. I tell ya, a couple of years ago my husband and I went to upstate New York during March or April, not sure now which. I froze to death. I seen enough snow to get my fill. It was a bitter cold too. I am not used to that. A cold front had come through so I don't know if it normally snows there that late in the year or not.
My landlord
lives next door and is my friend's mom. They are great people. He rescued me a few months ago when Mickey and Minnie took up residence. No one would believe this, but that mouse actually made eye contact with me and ran TOWARD me into my tiny bathroom with me! I let out a sound that TARZAN never made! I was on top of the sink, one shoe on, one shoe off, limped into the dining room holding one foot up to avoid touching any fur, etc. My landlord came up with his wife and then set traps. Sad, but true. They took me over to their house and made me a fuzzy navel, which I had already after the bathroom deal! I will tell them about the BAT soon!

You have rights - if he is violating the rules and/or the law with respect to noise violations he either fixes the problem or moves. Check out the law in your state.
I'd call the landlord

Trying to fix it yourself is great, but what if you end up creating more of a mess and/or damage?  If you own the home, you swear a lot and then do what needs to be done.  You don't want to be liable for anything happening to a place that you don't own though.


This is why you have a landlord.  Call him.

we called their landlord last summer about the noise
trash and the fact that they had gotten a dog, which they werent suposed to have.  next thing you know the landlord becomes their friend and maked deals with them allowing them to keep their dog,.yes, a few of my other neighbors and I have decided that we are going to start calling the police on them. its the only way..Summer is just now getting here and its going to be getting crazy around here.  I cant even try to sell my house with their trash....we are moving back to the country...needless to say
Try a drain snake or call the landlord. Also,
do not put more Drano down. I have a friend who is a plumber and they absolutely hate going in to work on a drain with Drano or the like in it. Very hazardous for them.
I would talk immediately to the landlord and complain
about the humidity, the mold/mildew and the musty smell.

A moldy apartment is actually characterized as 'not habitable', as mold and mildew are very harmful to health.

If your landlord does not make efforts to rectify this situation, I definitely think that you have good reasons to break your lease, especially since you are already getting sick.

First of all, I am sure that painting the walls is the landlord's duty.
Same with the carpet, the landlord has either to clean it or put a new one. It was also his duty to fix the stove and pay for it.
Regarding all the mess in his basement and all the leaks, which emerged after you signed the lease, the landlord is in the wrong, as he did not disclose it to you before you signed the lease.
You are definitely confronted with an dishonest landlord and as a former poster said, get a housing inspection which will prove that the home is 'uninhabitable.'
All this 'junk' in the basement is a perfect breeding and hiding place for roaches, rodents and other pests.
You can definitely get out of this lease and have the right to ask your deposit back.

I would LOVE to pay you to come stay a week at my home and set my neighbors straight. I've started hybernating in my home because of the rude people who live around me. I wasn't raised to violate other people's home space or behave badly, but obviously that isn't the case with any of my neighbors.

We used to own a double house and we rented to this old lady who was just a wonderful tenant, so we never raised her rent from, I think it was, $375 per month, or some sort of ridiculously low rate.  We lived in the other side with 2 children, so it was really important to us who lived next door.  Unfortunately, she went to a nursing home, so we had to find other tenants, but we charged quite a bit more.  If you are a really good tenant, I would discuss it with your landlord.  It might be worth it for him to keep you and take the cut.  If Helen had asked, we would have lowered her rent to keep her.  If you are dealing with some sort of big rental company with hundreds of units, you might be out of luck, as they don't care that much who they rent to, as long as they get paid.  Good luck.  By the way, if there was any way you could possibly do it, look into buying a house.  You are not going to get a cheaper housing market than now and it is not going to stay this way forever.  Sometimes a mortgage can be cheaper than rent, but there are other expenses involved with owning, as well as responsibilities.

A very few places downtown are rent-controlled, left over from the 70's, I think, but NO ONE moves out of a rent-controlled apt. there unless they DIE!
The recent prime-mortgage fiasco is compounding the problem. A LOT of people here lost their homes this past year, and now they're driving up demand for rentals. I just looked on Craigslist at an area nearby that was affordable, in the 700's-900's just last year, and now I notice that most of the rents are above $1600. That's my entire month's salary!
For that kind of rent, she should become a transcriptionist!

That is a great idea. I'm sure they are probably all gone by now. We have been planning to get one but never have the extra money.

Thanks for the heads up on Sunday. I had no idea about that. We are in Southeast MI. I think it will be less here than most of the state but we don't live in a populated area and our roads are the last to be plowed and power lines are the last to be fixed. The toilet was a big concern, otherwise I think we will survive. :) Just might give the 10yo a run for his money with boredom. lol
Single moms - is it better to rent or buy? sm

I am separating, about to become a single mother of two children.  I am wondering if I should buy a home or rent one.  While buying seems like a good idea, I would also be giving a chunk of money for a down payment (which if I rented I could keep as emergency savings) plus I would be responsible to repair anything that might break.  I would appreciate any advice on this.

Would you charge 18yo rent?

Son is turning 18 in a couple of weeks.  Has a part time job (going full time when turns 18 due to labor laws), no plans for college, not really sure what he wants to do, oh - and he has to go to summer school to finish a course and get credit for school.


So - would you charge rent when he turns 18 and if so, how much?  What about groceries (he's skinny as a rail and eats ALL day long! ha).

If you rent, it may not be allowed. Rotties, pits,
dobermans, chows, and german shepards are often on landlords 'not allowed' lists, for liability reasons.

I'm a dog-person, and have known quite a few rotts, and none of them were friendly to anyone but their master.

I think one of the best choices for a 'first big dog' would be a labrador retriever. Laid-back, not as barky, usually love everyone, great family dogs, yet big enough to possibly deter a burglar.

I think it teaches them responsibility and what the "real" world is like, there is not a free ride and to be accountable.  The rent we charge does include groceries, cell phone, etc.  She just pays my husband and I a lump sum at the beginning of the month and it covers all expenses at home.  She buys her own clothes, make-up, personal items and even helps with her college expenses at the local community college.  I think it's a great idea!

Look down on smoking...you said it!
I feel like such a loser sometimes, when I am with others and I'm the only one who has to go find a place where I can have a cigarette. You cannot even smoke outside anymore at certain places, hospital grounds etc., unless you go to the dreaded designated *loser* smoking spot which is usually 1/2 mile away and very obvious (one had a smoking gazebo) :) Happy for you. I'm going to try Chantix too.

Stick with it!! Believe me you will feel better in the long run! I quit about 8 yrs ago now.
