RUN!

Run very fast! This whole thing sounds so shady.

A real estate woman approached YOU? You didn't call her? You are going to let her in your house? Does she work for a company or is she on her own? Is she licensed? Is she the sister of the owners of the house you looked at?

Absolutely NOTHING sounds right about this whole deal. All you have to do is tell the so-called real estate woman you and DH thought about it and decided to stay where you are because this is just not the right time. People do it all the time, it is part of the business and be assertive. This is your HOME. Thank her politely for her time and advice and lock your doors. There is no way I would let anyone remotely related to that whole scheme in my house.

Your ghost voice in your ear was right on the money. Keep looking. If you have to look for years, keep looking. A good house at a good price will come along. Be very careful with who you are dealing with. As much as I can't stand real estate agents and used car sales people, I would not buy a house or a car without either one unless I could afford a very good lawyer. Should deception and lies surface after the purchase, you have more recourse with a licensed real estate agent/company than buying a home privately. Even with them, it can be an utter nightmare and cost you more than what you paid for the house in lawyers fees to try to rectify a situation. Always, always, always use a lawyer when you do find the right house to go over the purchase and sale agreement and to run advice by as the deal progresses. You want someone representing you and DH, and you don't want the bank or mortgage company's lawyer if you are financing because their interest is only for the lender, not you the buyer. You want your very own attorney who you pay to look out for YOU.

Buyer beware.
