Thirded!

Although you can eliminate a lot of homes yourself. Don't be afraid to look in dark places and get dirty.

I wondered why a nice home in a nice neighborhood was priced so low. It needed windows, but that didn't account for the difference in comparable homes. The real estate agent tried to assure me that they needed to sell quick due to relocation. He also assured me I didn't have to go into the crawlspace, we could do all that nasty stuff after the papers were signed.

When I crawled under that house, there was not a bit of copper left. Someone had torn out ALL the plumbing (or it was stolen to be sold for scrap), and where all the piping should have been, there was a vast network of regular old garden hose hooked up.

Can you imagine?? I didn't even look at the agent as I got in my car and left, but I reported everyone involved and I hope if they didn't lose their license, they at least got a hefty fine.
